Soiltest & Building Audit Co., Ltd. was established to operate in building inspection in accordance with the Ministerial Regulation on “Specifying the Types of Buildings Requiring an Inspector B.E. 2548”. The company has expanded its service scope to include structural testing and load-bearing capacity of buildings or building units without damaging the building (Non-Destructive Test – NDT). Testing and inspection of foundations and underground structures, surveying of piping systems and creating actual construction drawings of above-ground and underground piping systems, providing drilling services and geotechnical design, and construction management and supervision services.
9 types of building inspection services by licensed building inspectors
Building inspection is an important service to ensure that buildings are safe, legally compliant and function as intended. Building inspectors licensed by the Department of Public Works and Town & Country Planning (under Section 32 bis) will inspect and certify buildings of each type.
Extra large building
Inspection and certification of extra-large buildings (buildings with a total building area of 10,000 square meters or more)
Building, People's Assembly Building
Inspect and certify buildings and assembly buildings with an area of 1,000 square meters or more, or with a number of people of 500 or more.
Theatre building
Inspect and certify theater buildings, cinemas, theatres, plays, music performances, or entertainment venues.
Hotel
Inspect and certify hotels in accordance with the Hotel Act with 80 or more rooms.
Building set
Inspect and certify buildings, condominiums, in accordance with the Condominium Act or shared residential buildings (dormitories, apartments) with an area of 2,000 sq m or more.
Factory building
Inspect and certify factory buildings that are higher than 1 floor and have an area of 5,000 square meters or more.
Sign
Check and certify signs that are 15 meters or higher or have an area of 50 square meters or more, or signs that are attached or installed on the roof or rooftop of a building with an area of 25 square meters or more.
Service center
Inspect and certify service establishments in accordance with the law on service establishments with an area of 200 square meters or more.

BUILDING AUDIT SERVICES
Building inspection services to ensure that buildings are safe, comply with the law and are used as intended. Building inspectors licensed by the Department of Public Works and Town & Country Planning (according to Section 32 bis) will perform inspections to obtain building inspection certificates.
STRUCTURAL STRENGTH TEST
Providing testing services for damaged or defective building structures, such as old buildings, burned buildings, subsidence buildings, buildings requiring a change of use, or buildings and factories requiring increased loads, in order to test and inspect the structure to determine whether it can be used or whether the building structure should be improved in any way.
GEOTECHNICAL ENGINEERING SERVICES
Services cover wider range of Geotechnical Engineering i.e. Soil Investigation & Survey including Laboratory Test and Soil Test Report as well as recommendation on Load Design, Settlement Analysis, Bearing Capacity Analysis and underground water Penetration for Sub-structure and Footing Design.
